Felicity on Perry is a 290-unit courtyard-style residential multifamily complex in Savannah, Georgia, spanning 325,435 SF. The exterior building features a mix of brick veneer, Hardie cementitious siding, and cement-coated stucco. Unique amenities include a detached bike barn, a maintenance building, a dog wash facility, and two four-story buildings with surface parking.

Felicity on Perry is enrolled in the Georgia Environmental Protection Division (EPD) Brownfield program to address waste materials and impacted soils from a former illegal landfill. The site’s challenging history as an unpermitted landfill and former concrete production plant required extensive cleanup, removing over 105,464 tons of debris. Our team collaborated with Terracon, Thomas and Hutton, and Eastern Excavating to develop an environmental remediation plan. Despite obstacles like ground contamination, equipment breakdowns, and limited trucking, the site team successfully prepared the site with over 1,600 rigid inclusions.
