AN INNOVATIVE SOLUTION
Lotus Bakery project team avoids four-month delay.
There’s no question that supply chain constraints are impacting construction. Product availability, extended lead times and inflation are affecting projects at an all-time high. However, when repeat client and cookie extraordinaire Lotus Bakeries was facing a four-month construction delay on the expansion of their Mebane, NC based factory and distribution center (due to material delays), the project team quickly worked to develop a new plan.
To meet growing market demand for the delicious Biscoff cookie, Lotus needed to expand its existing 123,000 square foot bakery and distribution center to accommodate additional ovens and packaging lines. To do this, they required 108 linear feet of uninterrupted floor space.Â
The standard long-span structural steel bar joist system typically used to achieve this kind of open floor plan was delayed adding an additional 4 months to the project completion date.Â
By working with our trusted trade partners, the pre-construction and operations teams researched the use of fabricated steel truss members along with structure steel roof beams to achieve the same result. Each of the 15 trusses were fabricated locally in Winston Salem, NC and delivered to the jobsite in two pieces. Upon delivery, the two pieces were bolted together and raised as one unit.Â
By investigating alternative structural solutions, the team was able to eliminate the 4-month delay for Lotus and in turn saved approximately $41,000 in building cost.Â
